How It Works
A clear process, explained before you commit to anything
Most people we help have never dealt with a surplus funds claim before. Here is exactly what to expect from start to finish.
- 1
Reach out or hear from us
You can contact us directly, or we may reach out after our research shows that funds may be connected to a property you or a relative once owned. Either way, there is no cost or obligation to have the conversation.
- 2
Confidential research
We review publicly available foreclosure and sheriff's sale records, payoff amounts, and county or state holdings to determine whether surplus funds appear to exist and who may be entitled to them.
- 3
Verification and agreement
We confirm your identity and your connection to the property, then explain our findings and our fee in a written agreement. Nothing moves forward until you have read it and said yes.
- 4
Claim preparation
We assemble the required documents, complete the forms accurately, and submit the claim to the office holding the funds, coordinating with outside professionals when a jurisdiction requires it.
- 5
Follow-through and disbursement
We track the claim, respond to requests for additional information, and keep you updated until a decision is made and any approved funds are released to you.
A few things to know
- Timelines vary widely by county and by the complexity of the claim — some resolve in weeks, others take several months.
- Claims can be subject to deadlines, and unclaimed funds may eventually be turned over to the state, so it is worth checking sooner rather than later.
- We do not guarantee any outcome, and we will tell you promptly if our research shows there is nothing to pursue.
